The unit is out on the secondary pan safety switch, the condensate system is plugged up. The condensation line is now clear, and the water is removed from the secondary pan. The unit is now operational as of this visit. Lack of maintenance is the cause of the condensation line plug. The return air filter is plugged and will need to replace. Indoor air temp is 81F Return air 81F Discharge air 60F Delta 20F The unit is operational at this time.

The leak at the condenser has been confirmed repaired, I added refrigerant to bring the pressures back above freezing. If the freezing issues returns a deeper dive will need to be preformed on the furnace to test air flow restrictions and additional testing at the roof unit to look for refrigerant restrictions. These tests can only be preformed after the low refrigerant level issue was resolved.

I adjusted the refrigerant charge again, we went from a 8F delta T to 18F and improving. The unit is currently operational and working at an improved state. Recall no charge visit.

Unit compressor is shorted to ground, which blowed the high voltage fuses on L2 and L3. Unit compressor will have to be replaced.

The outdoor unit inspected good, and is operating with in factory specs. I am unable to inspect the indoor unit on this visit. I will reschedule to come back out and look it over. The unit compressor sounds ruff and needs to be looked at, at a later date. 24/Jun/25 There is a confirmed leak directly behind the braze joint on the replacement compressor. It is a serviceable leak. 25/Jun/25 Units factory charge is 7lbs 3oz on 15ft of line set. Recovered 16 lbs 9oz. Over charged by 9lbs 6oz The severe over condition was causing the compressor noise, no cooling and vibration at the condenser. 100% service error on previous repairs preformed last year. I have confirmed damage on the liquid line behind the braze joint, this is the location of the pin hole refrigerant leak. Unit passed a standing pressure test at 350psig for 20 mins. 2018 Rheem gas split (Main level) After resolving the typical Rheem electrical issues, I now have a clean 24vac control voltage between the furnace. The ECM controlled condenser fan motor has failed causing the unit to hard lock out on the high pressure safety switch. The ECM ODM, presented with a sudden increase in amp draw and slow rotation until the motor dropped out completely. I was able to replicate this issues multiple times while actively monitoring the condenser unit. The ECM ODM will have to be replaced to resolve that issue, I would also recommend replacing the condenser control board since the ODM receives its signal to operate from that board. 25/Jun/25 The main level system has been and is currently operational when I arrived on site. The control board is showing a normal operation heart beat with no lock out codes in memory. I replaced the defrost control board and the ECM ODM with OEM parts. Install new shower valve

One of two units is currently nonfunctional. Non-functioning unit is almost 30 years old and is a 3 ton gas package unit. The condenser fan motor will not run, even with capacitor testing perfectly. Customer was present, presented options to replace condenser fan motor as well as Goodman and Armstrong Replacement options. Customer will need to weigh options overnight.

Unit has a lose connection to the capacitor for the compress, causing a failure to run and the compressor to produce a loud buzzing noise. We resolved the wiring issue, and the unit started up correctly and is operational.
