This estimate is for a Samsung 24k btu mini split heat and cool. This covers a 5 year parts and 1 year labor warranty. This includes all materials and labor at cost.
This estimate is to replace the 17 year old r22 3 ton gas package unit with a new Armstrong 3 ton gas package unit and housing, and new disconnect. This covers all labor and materials and is backed by a 10 year parts and 5 year labor warranty.
Replace 70’ of 4” pvc underground roughly 10’ down by sewer manhole. We will excavate the trench 70’ and connect to the 4” pvc coming out the home, run down and tie into a double clean out 4”, then continue with new piping with proper pitch tying back into the sewer manhole. This covers all labor, materials, and a 1-year labor warranty. Snaked line to find tree roots and main sewer line packed solid. Snake will not penetrate roots.

Contractor covered old return box with drywall. Need to cut out and install proper grate and filter housing for 30x10 return box. We open up a return hole and reinstall the filter, the filter dose need to be changed.
Excellent customer service
I dug deeper into the unit not operating, and discovered the indoor coil to be 98% blocked, I removed the build up and ice accumulation for both sides of the coil then treated the coil. Second to that I noticed who ever did the remodel on the unit sheet rocked over the unit return, so the unit is not able to pull and process air from the climate controlled space. A return will have to be cut into the wall to resolve this issue. This is. 100% lack of maintenance issue. As of now the unit is operating at 100% capacity once the space cools down, we can reevaluate the issue if necessary.
John was so thorough and very friendly and communicative. He found the issues with our system quickly and got us up and running fast!!
The top of the pleum box had condensation on it puddled up, the Evap coil case was sweating and their was a puddle of water on top of the furnace cabinet. The water has dried up so far. IDM is set to speed tap 6. All 3 dampers are functional and currently open, the bypass duct is also flowing wide open. No issues from the reverse air flow switch. I increased the fan speed and rose the discharge air temp 6F higher on the coil and on the bypass, this should help curb the excessive condensate issue on the unit case. I also increased the duct temp sensor cut out temp to 45F If the discharge air temp drops below 45F the system will down, go into purge mode, discharge the excessively cold air into the space and resume cooling. This could result in longer unit run times in excessively hot weather, were every system is struggling to keep up. (The upstairs unit dropped out over the weekend for about 8hrs then restarted, per the customer.)
I replaced the failing indoor control board, with an oem replacement board, the indoor started correctly and the unit is back up and operational at this time.
